My assessment is not fair compared to assessments of similar properties (equity issue)

Do you have equity statistics for your comparison group (called Assessment to Sales Ratios or ASRs)?

Obtaining equity stats:

BC Assessment can usually provide you with the equity statistics for the entire taxing jurisdiction and, sometimes, for your neighbourhood. 

If you are using a smaller comparison group, you must calculate the statistic:

  • First, obtain the market values of the properties;
  • Compare the values to their assessments (see level of assessment example);
  • Then, calculate the average statistic for the properties.
  • For further guidance, see Equity Statistics.

Finding the market values is the most difficult step.

  • It is easier to look for properties that sold some time last year.
  • You can then quickly compare their sale prices with their assessments.
